Dredging of our Lake
As a result of the delayed dry season, water has greatly receded from our lake, which is one of the major attractions of Trinity Heights Estate, As a result of this development, further visits to site by our allotees will be postponed for a period of Three Weeks to allow for the full dredging of the lake area in order to restore the lake back to its former water level.
Health and Safety standards stipulate restriction of human and vehicular traffic during this period.
On completion of the dredging of the late, Our Esteemed allotees will be advised and all visit to site will be restored
Construction of Access Road Commences
This is to intimate our esteemed allotees that commencement of the access road into the site was flagged off on the 20th of April, 2021.
The construction of the access road is to enable heavy duty equipment and all ancillary equipment to be able to be brought into site a prelude to commencement of Comprehensive sand filling of all meshy areas, in ensuring world standard quality building blocks, Trinity Homes Limited also intends to manufacture all building blocks intended for construction of the Estate, primarily, 9inches block, 6 inches block and Kerbing stones.

Update on Trinity Heights Estate- Phase 1
After series of meeting with our Team, comprising of: The Contractors, The Architectural Firm The Developers; Regarding the development and construction of Trinity Heights Phase 1 Estate, After careful assessment and Laboratory analysis of the Sand Nature and type to be used in Sand Filling,
A Compactment period of at least 2 Months will be required for Constructive Construction of Buildings to commence. The Sand Filling Height for the Estate varies between 0.5-1m because of the topography of the Land which is undulating in nature. The incessant raining season has considerably slowed down the Phase of Sand Filling as Stockpiling has to be achieved fully before spreading and compacting.
We therefore envisage the Period of Sand Filling to be 4-5 months for a total area of 99 Acres which forms Phase 1. After Compartment and during the Stability Period, Our team of Surveyors will commence Pegging and Beacon installation of Plots, earmarking green areas, road networks, areas for sewage and drainage systems and a fully generated drawing of the 1st Phase.
We also advise that allottees who have been advised the cost for their Preference of Units and have made advance payments commence interfacing with the Architects and Developers on their preferred furnishing for their units. 5 Bedroom units with Gardens can be modified with our Architects slightly according to the preference of the Allottees in cases of interior only.
We advise that since the stabilization stage is for a few months, this affords for more time to interact with our team for purposes of designs, interior, etc. of Building Units. All other preliminary works like Block moulding, materials stocking, Access Roads creation, Drainages, Kerbs, etc. will commence 3-4 months after compartment has commenced. A Road Map will be established and Posted on our Website for all Allottees at the Appropriate time.

Land survey perfection document
As a result of the Stake Holder’s meeting which had in attendance; Allotees, Surveyor and the technical team on Monday 14th June 2021, it was resolved that as a result of the delay in processing Title Document with the Land’s Ministry, allotees that have completed paying for their plots are hereby advised to commence immediate processing of their landed documents in their name with our team of Surveying Department. In pursuant of this, the underlisted will be required.
INFORMATION NEEDED FOR LAND PERFECTION DOCUMENT PROCESSING:
- Allotees full name (inclusive of their middle name)
- In cases of Joint Ownership, the full names of each party as recorded in their form of identification will be required
- Full current address
- Proof of Purchase from Trinity Homes (Proof of payment)
- Size of plot
- Preferred block and plot number from the layout
Only allotees that have completed full payment of their plot are eligible for this service which is inclusive of a commencement of all the processing in effecting allotees name on all title document with the Ministry of Land.
All payment for this purpose is required to be paid by allotees immediately so that all processes can commence immediately.
Any additional requirement during the processing will be advised.
RECORD COPY OF THE SURVEYED PLAN/ LODGMENT WITH THE GOVERNMENT FOR ISSUANCE OF CERTIFICATE OF OCCUPANCY (C of O)
The processing of the Record Copy of the Surveyed Plan per plot will be registered with the Lagos State Government, Ministry of Lands and Lodgment Number from the Lagos State Government issued will enable the processing and issuance of Certificate of Occupancy (C of O) in your Preferred Names which is the Recognized Survey Plan by the Lagos State Government. The time frame for this processing will be dependent on when the processing begins and this will be communicated.
As a result of Information reaching us from credible sources in the Sector, and in avoiding increment if Charges, Management has hereby decided to commence immediate Processing of Record Copies of all Plots Registered in Allotees Full Names.
Allotees that have completed payments for their plots and also achieved 75% payments for their reserved Plots are Eligible

The Charges for the Record Copy per Applicant per Plot is ₦600,000 which is subject to review and increment by the Lagos State Government intermittently.

June 2021 News Letter
You are all welcome to the month of June, which officially signifies that we are now in the middle of the year. We pray that God’s Divine abundance shall be prominent in our individual lives in the mighty name of Jesus.
From our last newsletter which was updated in May, we committed to a twice monthly review and update of development of the site via this channel, but unfortunately, activities on site have been stagnant due to the advent of the raining season and the challenges it brings with it.
Our team of Engineers are strategizing on options and alternatives in resumption of operations even with the advent of the raining season, what this portends is that we plan to continue work, no matter the effect of the rain on our construction to a percentage of 30 to 40% with cutting edge technology that our team will be implementing very soon.
In our last communication, we informed all allottees of our intention to fully dredge the lake which has reseeded due to the volatile nature of the weather.
We are happy to inform you all that, that exercise has been fully completed and the lake is back to the previous state.

We have also been advised by our team of expert that on completion of sand filling operation, and compartment of the site, we advise a stability period of another Six Months for initial construction to begin.
After the sand-filling operation, our in-house surveyors would commence immediate peddling of residential plots, designated green areas and inner roads in compliant with the approved layout of the estate.
We also plan to, as a matter of urgency commence our block (kerb) making and stone production to the required standard for the first stage of construction to begin.
We also intend creating an opening channels routes around the Estate with mini working bridges that allows for allotees private use.
Allotees that intend commencing the construction of the first phase of their properties can commence the discussion and demonstration with our team of architect (Stoone Builders) for their preferred interior and exterior design and all floor plans.
Allotees that fall into this category are those that have completed all payment for their land. For allotees that have more than one plot and intend constructing their preference design on the second plot, we will only approve a slight adjustment with the design of the original unit which can now be reduced to a bungalow but with the same design of the storey unit.
We intend to imbibe a uniform skyline view of all the roof tops of all the units in our Estate and as a result we will not entertain any adjustment to the roof styling of model and finishing.

Increase in the price of our plots
In conforming with the current trend, in the Real Estate Sector backed with Global best practices, the management of Trinity Homes Estate has met repeatedly in the cause of the past few weeks to adjust and deliberate on the recent happenings in the Real Estate Sector, as a result of the upward surge in spiraling prices of building materials, Statutory fees, cost of construction and vice versa.
The Management of Trinity Homes Estate had no choice but to reach a logical conclusion that there would tend to be a price increase for our plots from the First day of July, 2021 (1/7/2021).
We are at pains to have to introduce this marginal increase which is coming as a great sacrifice, if you remember, the last time we added an increment was January 2021. We all know that land appreciates and it doesn’t depreciate and as a result of the diversification of investment in shares being transferred in landed properties, there has been a marked increase in demand in the Real Estate Sector. There has also being an upsurge in demand which is unprecedented in the Real Estate Sector.
As a result of this, from the First of July, 2021, there would be radical changes as to how we operate on our Estate which will enable us to deliver an European Standard Facility.
We pride ourselves in the finished state of the Estate which is meant to be Bespoke, in regards with the quality of the finishing which will not be compromised, the interiors as well which will not be compromised and also attaining government approved road and drainage level as a result of all these, we have decided that in keeping up and maintaining of standard of Trinity Heights Estate, which will be constant, the prices for our plots would increase from the present Eight Million, Five Hundred Thousand Naira (N8,500,000) per plot to Ten Million Naira (N10,000,000) per plot for New Allottees.
We also reserve the right to terminate Non-performing Accounts which were awarded plots at discounted privileged prices, less whatever they have paid or committed on their plots. A default notice will be issued to such erring allottee before action is taken with the withdrawal of the sale of the plots at the previous discounted sale price.
We have also conducted extensive survey in the area where we are located, and discovered that presently, the cheapest value for a plot of land within our various competitors stands between 12-13 Million Naira per plot.
Some developers are charging N500,000 increment per plot from 300 square meters to 450 and to 600 square meters.
Also, it is pertinent to note that the primary responsibility of Trinity Homes Estate for plots and Trinity Heights Estate is only for the plot of land, all related Statutory Fees remains the responsibility of the Allottees. Related Statutory Fees covers the cost for the Surveyors in preparing the Record Filing of your plots in your preferred names for the Certificate of Occupancy perfection with the Ministry of Lands, Lagos State Government.
The legal charges for the Legal framework is inclusive of the Deed of Assignment. The Security Levy, The Development Levy and other related fees but those ones that we have mentioned now are of paramount importance as a result of the present title of the land which is covered by families.
We have been implored to make sure that all our Allottees commence full Registration of their landed properties with the Federal Ministry of Land and the Lagos State Government through our Surveyors. As a result, Allottees have been notified, and the names of the allottees that have paid have been advised to our Surveyors who are working hand-in-hand with the Officials of the Lands Ministry for this purpose.
We have also been advised to inform all Allottees that we expect the full costing of the value of our finished 5 Bedroom and 4 Bedroom units from our team of Architects by Mid July 2021.
As a result, From the 1st of August 2021,our final quoted prices will be inclusive of the cost of the plot, all related Statutory fees and the cost of the finished constructed Unit.
Allottees will be expected to pay an Advanced Deposit of 40% with the balance spread over 18 months for their Preferred Units or Finished Properties. In conforming with the present trend in the Real Estate Sector, we propose to observe a uniformity in the Estate with our building types and finishing and will not allow independent constructions by Allottees so as not to distort our anticipated uniformity of the Estate. We can consider special requests in cases of Green Houses and Green Areas in cases of more than one plot belonging to the Allottee.
This would reflect on our mode of sales by the 1st of August, 2021. We assure you of our commitment to command a very competitive and attractive price structure that will not be rivalled in our locality which can be always verified locally. We will not compromise on our determination to offer one of the cheapest and affordable quoted prices without compromising also on the quality of our Estate in Nigeria.
